Abstract: A vibrant mansion on the cliffs of Malibu, California, has oceanfront views that almost rival its dynamic design.

According to the listing, the three-tone, five-bedroom home sits on a gated 25-acre lot that features three parcels, including "two separate level building sites."

The home itself sits on 7.7 acres. The second lot covered 15 acres, and the third lot covered 2.5 acres.

"Deer Creek is unique in that it has unparalleled views," says Kirby Kotler, who is working with Chris Cortazzo of Compass and Bill Moss of Coldwell Banker Realty. Moss and Daniel Moss of Coldwell Banker Realty have listed the property for sale.

Deer Creek is the best part of Malibu. It is less crowded and has larger parcels. Under the new local coastal plan, ESHA (Environmentally Sensitive Habitat Areas) have restrictions on what land can be developed. But this house is already there. You can live in the main house while making plans for a large family compound.

The geometric pattern on the exterior of the home features a multi-coloured palette. The owners chose these bright colours to make the home stand out.

Cottle says, "This is a trophy property that is currently being used as a primary residence." You could use it the way it is now and sell the other two properties. It's priced right and there's plenty of extra square footage to add. All the views are sea views.

It sits on 25 acres and the buyer could build a guesthouse on it if they wanted to. The beauty of it is that there is so much land that could be turned into a family compound.

The interior is 3297 sq ft with high ceilings and concrete and porcelain tile floors.

The living room and kitchen are surrounded by windows and sliding doors that open to a spacious waterfront deck.

The laundry room and office are located on the main level with mountain views.

The main ground floor suite has wood plank ceilings and floors, as well as two walk-in wardrobes and a double-sink bathroom.

Plans are underway to expand the suite by an additional 18 feet.

Throughout the home, there are numerous covered decks and patios that overlook the Topatopa Range and Boney Ridge to Catalina, all the way to Anacapa Island and Santa Cruz Island. ).

A floating staircase leads to three additional bedrooms on the first floor, which includes a balcony and rooftop terrace.

Another staircase leads to the sunny top floor, which is surrounded by windows and terraces with unobstructed 360-degree views of the ocean, mountains and city. Currently used as an office, it could also be converted into an en-suite bedroom, entertainment room or yoga studio.

On the third floor, there is a rooftop terrace to soak up the California sun and the surrounding views.

Cottle says the new owner just needs to get the relevant permits, and renderings of the 85-foot-long, three-sided, zero-edge pool are already available.

He thinks the next owner may want to use it as a holiday home.

Cottle says, "It's currently being used as a primary residence, but it could be a second home." The buyer could be someone who works from home.

The area is also very accessible. They can travel to the property by private jet or helicopter. It's a very convenient location.
