Abstract: In an area dominated by farmhouse-style homes, a mansion made mostly of glass is very striking.

Situated on 21 acres in West Chester, Pennsylvania, this modern structure looks more like a home in Southern California than Pennsylvania. The house has 23,000 square feet of finished living space.


"The entire house was built with steel, concrete and glass," says Rory Burkhart, listing agent for Keller Williams Realty-Kennett Square." Nothing inside is wood. It's completely unique."


The modern home is listed at $8.8 million, the most expensive residential listing in the area. The property, located just outside of Philadelphia, originally came on the market in 2020 for $8.6 million.


"Everyone pretty much knows about this house just because it looks distinctly different from other Chester County homes," Burkhart said." It looks like it could be a Malibu house. The current owners have invested millions of dollars in updating and finishing it."


Records show the current owners bought the house as a foreclosure in 2015 for $2,599,900.


Among the various amenities, it has radiant heating and high-tech features.


"A smart home system controls almost every aspect of the house," Burkhart explains." All the blinds, lights, TV, music, security cameras, gates, pool and everything else in the house can be controlled from your phone or a touchpad throughout the house."


The home has five bedrooms, including a master suite that takes up the entire third floor, with dual bathrooms, a dual office and incredible views.


Four guest suites are located on the second level, while the main living space, kitchen, dining area and an 1800-bottle wine room are located on the first level.

"Think about it ...... If you split the house down the middle, each side would reflect the other," explains Burkhart." It's just a beautiful home."


He adds that the large size should not put off potential buyers.


"On paper, if you think of a 23,000-square-foot home, you're immediately overwhelmed," he admits." But in reality, when you're in the house, it doesn't feel so overwhelming. They're big rooms, but it's manageable."


Burkhart believes that the most likely buyers for the house are likely to be those who appreciate clean lines and an artful contemporary style.


"It's a very, very special house and it really takes an experience to feel what it offers," he says." It appeals to a specific buyer and a specific clientele."
