Truckee Creek Cottages is composed of 30 MH sites per HCD and 7 Apartments (Apt 4 has an office and a one-bedroom apartment). Two of the MH
Sites are used for onsite storage for maintenance. There are 28 usable sites with 27 POH Cottages and one Tenant Owned Mobile Home (6C).
The Community is built on 1.66 Acres with a site density of 21.08 sites per acre. There is one parking space per site with no guest parking on-site.
There is an on-site laundry with 4 washers and 4 dryers. The laundry equipment is leased. Ten (10) of the residents are in month-to-month
agreements. Twenty-three (23) of the Residents are on 6–12-month leases. The lease expiration dates are staggered throughout the year.
The site-built housing units are as follows:
1) Four Studio Apartments with rental rates between $1,200 - $1,325. (Apt. 1, 3, 5, and 6 are all Studios)
2) One 1 bd/1 ba Apartment with a rental rate of $400. Employee Housing With $850 Rent Credit.
3) One 2 bd/1 ba Apartment with a rental rate of $1,300. (Apt. 2)
4) One 2 bd/1 ba Apartment with a rental rate of $2,500. (Apt. 7)
5) All Apartments are 100% Occupied and the owner occupies Apt. 1 and 7.
The infrastructure components are as follows:
1) Electric: Sub-metered with direct burial copper coated with Romex.
2) Gas: There is no Natural Gas. The propane is individual tanks serviced by Campora Propane and the charge is passed through to the Residents.
3) Water: Included in the rent and the water lines are PVC. The risers are insulated to protect them from freezing. There is a well used for landscape
irrigation.
4) Sewer: The park has a City Sewer Service. The trunk lines in the park are clay and the laterals are a mix of cast iron and ABS.
5) Trash: Included in the rent and provided by South Lake Tahoe Refuse.
6) Cable TV: Direct Billed and provided by Spectrum
Truckee Creek Cottages was built in 1956 and the Park-Owned cottages range from 1950, 1973, and 1990s to 2016-2018. We recommend that the buyer obtains a phase one, survey and property condition report to determine the condition of the infrastructure, exact property boundaries, encroachments, and environmental status. The Park-Owned Cottage inventory will be transferred by a third-party professional to ensure there are no issues regarding the condition of the unit, title, and registration.
