I'm selling a small farm in Northern California it has a south facing downhill slope. We're in the northern hemisphere so the sun shines from the south a bit and it's better sunlight than level ground it's only 1.06 acres but it's zoned as a farm. There's electricity at the street and the waters approximately 400 ft down septic still needs to be installed there's a good size flat spot two possibly three good home sites and a beautiful view I've attached some pictures and they don't really do it justice. A great spot the rolling hills in Northern California oak trees. The first time I got there as I was driving in three chickens crossed the road right in front of me I still don't know why I saw a whole group of peacocks just standing there and then I got to the property and I heard this donkey off in the distance going l AWWW HEEEHAAAWW and I laugh my ass off. There flocks of chickens (they sound delicious) and typical barnyard sounds. Great atmosphere to start a homestead. Imagine it's probably the closest thing to the Old West, the way the West was in the old days.
