Around 2004, the Department of Defense had published a study stating "geothermal water" is abundant in the area. This was just
prior the DOD building geothermal energy conversion plants at the nearby USMC 29Palms base (approximately 4 miles to the NW).

Lot has a gentle slow down to wash and property line ends in about the middle of the wash. Wash does have rain runoff in rainy season.

BTW, I have actually seen CA Desert Tortoise on the land.
