Abstract: Middletown, Virginia, home with spectacular design to match comes to market for $1.995 million.

The three-bedroom, 3,488-square-foot home is located 85 miles from Washington, D.C.

"The original owners, when they bought the property, wanted to be on the Shenandoah River," said Ron Mangas, listing agent for TTR Sotheby's International Realty." Here, they found nearly 25 acres with 900 feet of river frontage and 15 acres of open space, preserving the land use."

The home was designed with the surrounding environment in mind. The 23-acre parcel overlooks the Massanutten Mountains and the North Fork of the Shenandoah River.

The home's extraordinary design is the brainchild of Virginia-based architect Jim Burton.

The two-story living room is surrounded by windows, all of which flood the home with views of its gorgeous natural surroundings.

Built in 2004, the contemporary spread boasts an integrated fireplace, spiral staircase and concrete countertops. The floor plan also includes an eat-in kitchen with custom cabinetry and high-end appliances.

From the high ceilings to the windowed walls, the high-impact interior offers serious wow factor. mangas notes that the home is surrounded by a remarkable combination of natural features.

"Where the house is located," he says, "is at the top of the Massanutten Valley." The house is located at the beginning of your drive down, so there is a dramatic vantage point to clear the treetops. They used steel construction and were able to raise the house up to the top of the trees.

It has the benefit of woodland and mountain views, as well as open space and water frontage.

The building features an insulated, concrete and steel frame; a galvanized aluminum butterfly roof; and a 40-foot-tall tower with breathtaking views of the surrounding area.

"The tower also has a spiral staircase that was designed as an art exhibit," Mangas said." When you park in the driveway, you can see the mountains through the tower. It's incredible."

He added that the house's standing seam metal roof is ultra-smooth with a wing, which creates the illusion of flying over the trees.

The property includes a one-bedroom guest cottage, private pond, outdoor sauna and spa, and an abundance of recreational space.

"At the water's edge, the property has nine canoes, an archery/target range and horseshoe rings," says Mangas, who adds that the home is designed for entertaining, "so you can bring a party tent and have some big events or weddings at the water's edge."

Mangas believes the next owner will likely use the property similarly to the current and original owners.

But whether it's used as a vacation home or a year-round weekend getaway, the property has plenty of space for visitors.

"It functions as a two-bedroom home; but there's plenty of crash space and a guesthouse," Mangas says." The guesthouse has a private pond and a beautiful willow tree. It's a two-bedroom house with a kitchenette, a berm on the side of the mountain, open glass and lots of light."
